Vegas Real Estate Investing: The Best Kept Secret Right Out In the Open

Vegas Real Estate Investing

A Bubbling, Metropolitan Hot Spot

When you visit Las Vegas, think about how many service providers it takes to get you through your couple of days there. At a bare minimum, you will need a person to transport you to and from the airport, hotel and any other city destinations not within quick walking distance. You will also need someone to feed you while there, unless you plan to rent a short-term apartment and haul groceries back. 98% of Vegas visitors eat out.

You will also need someone to clean your hotel room and your food table after you dine, unless you plan to change your hotel sheets and bus your own dishes. And while there, what would Vegas be without a little entertainment? Your Vegas entertainment requires people as well, whatever your pleasure.

In 2016, these service industry pillars took care of a whopping 42,936,109 visitors to this up-trending, large, metropolitan city. (1.) All of these visitors depend on the population of service providers to make sure their Las Vegas experience warrants a future return, and this population of providers makes the Las Vegas investor market the hottest in the nation.

The Statistics

According to Norada Real Estate Investments’ website, a Nevada real estate investing company, the Las Vegas real estate market continues to be a great investment. These statistics show an impressive and upward trend in population growth and market action index while the inventory continues to drop.

Population Growth

State will add more than 500,000 residents in the next 20 years.

Projections show Nevada’s population growing by 9.6 percent between 2010 and 2020, above the national average of 8.1 percent. (Nevada State Demographer’s Office)

Over the next 20 years, the demographer’s office expects to add 377,037 people in Clark County (Las Vegas). (2.)

What this means to the real estate investor is that there are lots of service industry folks in Vegas

that need a place to rent. The following graphs from Norada Real Estate Investments shows just

how in demand housi ng is becoming in Vegas. And, of course, lower inventory means higher

rental rates for the investor/landlord as well as little need to worry about a vacant rental.

Employment trends also continue to show hearty growth, right along with the population.

Las Vegas Employment Trends

The Market Action Index is an at-a-glance measurement of market conditions. Primarily, it shows whether it's a Buyer's or Seller's market. The Index is a barometer of real estate supply and demand. A value above 30 indicates demand is relatively robust, which is referred to as a Seller's Market. Below 30 is a Buyer's Market.

What this means to the investor is if the index is above 30 and trending upward, property, including rentals, will be more and more in demand, again allowing for higher rental rates and less vacancies and a great deal for the Vegas real estate investor.

Las Vegas Market Action Index

The current Market Action Index in Vegas coordinates with inventory. In this market inventory graph it is clear that inventory is going down in Las Vegas, a sure indication of a hot rental property investor market.

Real estate investing is not for everyone, but for those looking for property that will continue to increase in value while producing income, the Las Vegas real estate market is ripe for the picking, right now.
